Terms of use

These terms govern your use of anchoragebuyshomes.com and the process of requesting a cash offer from Anchorage Buys Homes. They do not replace the written purchase agreement you would sign if we buy your property; that agreement controls the sale itself.

Effective date: September 8, 2026 Applies to: anchoragebuyshomes.com and offer requests made through it

The short version

  • Requesting an offer is free and never obligates you to sell. A cash offer is a proposal, not a contract, until both of us sign a written purchase agreement.
  • We are the buyer. We are not your agent, broker, attorney or financial advisor, and nothing on this site is professional advice.
  • Give us accurate information about the property and confirm you have the authority to sell it.
  • The site is provided as-is. Alaska law applies, and disputes are handled in Anchorage.

1. Agreement to these terms

By visiting anchoragebuyshomes.com (the "site"), submitting the offer form, or communicating with us about a property, you agree to these terms of use and to our privacy policy. If you don't agree, please don't use the site or submit a request.

You must be at least 18 years old and able to enter into a binding agreement to use the offer form. If you submit information on behalf of someone else, such as an estate, a trust, a company or a family member, you confirm that you are authorized to do so.

2. Who we are and what we do

Anchorage Buys Homes ("we", "us", "our") is a private real estate investment company. We buy residential property directly from owners in the Municipality of Anchorage and the Matanuska-Susitna Borough, Alaska, for our own account, with our own or private funds, and we resell or hold the properties we buy.

We are not a licensed real estate brokerage, and we do not act as your agent, list your property, or represent your interests in a transaction. In every purchase, we are the buyer and our interests are those of a buyer. You are free, and encouraged, to get independent advice before accepting any offer, and to compare our offer to listing with an agent.

3. Requesting an offer

The offer form on this site lets you ask us to evaluate a property and, if we are interested, make a cash offer. Submitting the form:

  • Is free, and creates no obligation on your part to sell, to accept any offer, or to continue the conversation
  • Creates no obligation on our part to make an offer. We evaluate each property individually and may decline to make an offer for any reason, including property type, location, title condition or our own purchasing capacity at the time
  • Is a request for us to contact you about the property, as described in Communications

Response and closing timelines stated on the site, such as "a written offer within 24 hours" or "close in as little as 7 days", describe what we typically aim for and often achieve. They are targets, not guarantees. Timelines depend on when we can walk the property, title and lien research, the title company's schedule, and your own availability.

4. Offers and purchase agreements

A cash offer we provide, whether by email, text, phone or in writing, is a proposal to purchase. It is not a binding contract, for either of us, until both parties have signed a written purchase and sale agreement. Until then, either of us may change or withdraw. Offers are typically valid for the period stated in the offer; if none is stated, for 14 days.

Every offer is based on the information available to us at the time, including what you tell us, public records, comparable sales and our walkthrough. An offer may be revised if material information about the property, its title or its condition changes or turns out to be different from what we were told before a purchase agreement is signed. After signing, any changes are governed by the purchase agreement, not by these terms.

If we do buy your property:

  • The signed purchase and sale agreement, together with the closing documents, is the complete agreement for the sale. If anything on this site conflicts with it, the purchase agreement controls.
  • Closing is handled by a licensed Alaska title company or closing attorney. Purchase funds are paid at closing through that company, never directly by us before closing.
  • "We pay closing costs" means we pay the customary closing costs charged by the title company for the transaction. It does not include paying off your mortgage, liens, back taxes, HOA dues or other amounts you owe, which are deducted from the purchase price at closing, unless the purchase agreement says otherwise.
  • "As-is" means we don't require you to make repairs or clean out the property. It does not relieve you of any disclosure duties you have under Alaska law, including the residential real property transfer disclosure requirements in AS 34.70, unless a legally valid exemption or waiver applies and is documented in the purchase agreement.

5. Your responsibilities

When you request an offer or work with us, you agree that:

  • The information you give us about yourself and the property is accurate and complete to the best of your knowledge, and you'll tell us if something changes
  • You are the owner of the property, or you are legally authorized to sell it or to act for the owner (for example as a personal representative, trustee, attorney-in-fact or authorized officer), and you'll provide documents showing that authority if we ask
  • You'll tell us about known liens, mortgages, judgments, code violations, tenants, leases or disputes affecting the property
  • If we schedule a walkthrough, you'll give us safe access to the property on the agreed date, and you have the right to grant that access
  • You won't use the site or our offer process to obtain information for a competing business, to harass our team, or for any purpose other than exploring a sale of a property you have the right to sell

6. Communications

By submitting the offer form with your contact details, you ask us to contact you about your request by phone, text message and email, and you agree that we may do so. Where the form includes a consent checkbox or statement about automated texts or calls, checking it or submitting the form gives that consent; consent is not a condition of receiving an offer. Message and data rates may apply.

You can stop texts at any time by replying STOP, unsubscribe from marketing email using the link in any message, or ask us to stop contacting you altogether. Details are in our privacy policy.

Communications through the site are not guaranteed to be private or instantly received. For anything time-sensitive, such as a foreclosure sale date, please tell us so directly and confirm we've received it.

7. Not legal, tax or financial advice

The site includes general information about selling a house for cash, probate, foreclosure, tenants, military relocation and similar topics. It is provided for general understanding only. It is not legal, tax, financial or real estate advice, it may not reflect the most current law, and it may not apply to your situation.

Decisions about selling a home, especially one involving an estate, a divorce, a foreclosure, a tax lien or a tenant, can have serious legal and tax consequences. We encourage you to consult an Alaska attorney, a tax professional or a licensed real estate agent before accepting any offer. Nothing we say or write creates an attorney-client, fiduciary or advisory relationship.

8. Site content and intellectual property

The text, design, graphics, photos, code and name "Anchorage Buys Homes" on this site belong to us or are used with permission. You may view the site and print or save pages for your own personal, non-commercial use while considering a sale. You may not copy, republish, scrape, frame or use the site's content or design for any other purpose without our written permission.

If you send us photos, documents or descriptions of the property, you keep ownership of them, but you give us permission to use them to evaluate the property, make an offer, and complete a purchase. We won't publish photos of your property without your permission, except as needed to resell a property after we have bought it.

Any testimonial or review on the site reflects that individual's own experience. Results vary by property and situation.

9. Acceptable use

You agree not to:

  • Submit false information, or information about a property you have no right to sell
  • Submit someone else's contact details without their permission
  • Use bots, scrapers or automated tools to access the site or submit forms
  • Attempt to interfere with the site, the embedded form, or the systems that run them
  • Use the site in any way that violates Alaska or federal law

We may refuse service, block access, or stop communicating with anyone who violates these terms.

10. Third-party services and links

The offer form on this site is provided by LeadConnector (HighLevel), which also stores our customer records and sends our messages. Its use is governed by our privacy policy. Closings are handled by independent, licensed Alaska title companies or attorneys under their own agreements with you.

The site may link to third-party websites, such as county records or municipal pages. We don't control those sites, aren't responsible for their content, and don't endorse them. Their terms and privacy policies apply when you visit them.

11. Disclaimers

The site and its content are provided "as is" and "as available", without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy or non-infringement, to the fullest extent permitted by law.

We try to keep the site accurate and up to date, but we don't warrant that it is error-free, that any information about market conditions, timelines, costs or law is complete or current, or that the site will always be available or free of interruptions. Property values, repair estimates and comparable sales mentioned anywhere on the site or in our communications are our own opinions as a buyer, not appraisals.

Nothing in these terms limits any warranty or obligation we take on in a signed purchase agreement, or any right you have under Alaska law that cannot be waived.

12. Limitation of liability

To the fullest extent permitted by law, Anchorage Buys Homes and its owners, employees and contractors will not be liable for any indirect, incidental, consequential, special or punitive damages, or for lost profits, lost opportunities or lost data, arising out of your use of the site, any offer we make or decline to make, or any communication between us, even if we've been told such damages are possible.

Our total liability for any claim arising out of your use of the site or the offer process, other than claims under a signed purchase agreement, will not exceed $500. Some states don't allow certain limitations of liability, so parts of this section may not apply to you.

This section does not limit liability for our fraud, intentional misconduct, or any obligation set out in a signed purchase agreement.

13. Indemnification

You agree to defend and hold us harmless from claims, losses and reasonable expenses, including attorney fees, that arise from information you give us that is false or that you weren't authorized to give, from a claim by a third party that you did not have the right to sell or grant access to the property, or from your violation of these terms.

14. Governing law and disputes

These terms are governed by the laws of the State of Alaska, without regard to its conflict-of-law rules. Any dispute arising out of these terms or your use of the site will be brought in the state or federal courts located in Anchorage, Alaska, and you consent to their jurisdiction. Disputes under a signed purchase agreement are governed by that agreement's own dispute terms.

Before filing any claim, you agree to contact us using the details in How to contact us and give us 30 days to try to resolve the issue informally. Most misunderstandings about an offer or a timeline can be sorted out with a conversation.

If any part of these terms is found unenforceable, the rest remains in effect. Our failure to enforce any part of these terms is not a waiver of it. These terms, together with the privacy policy, are the complete agreement between you and us about the site; they don't replace or modify any signed purchase agreement.

15. Changes to these terms

We may update these terms as our business or the law changes. The effective date at the top shows when they were last revised. Changes apply from the date they are posted; they don't change the terms that applied to an offer request you already submitted or to a purchase agreement you already signed. If you keep using the site after a change, you accept the updated terms.
