The short version

  • We collect what you give us on the offer form (name, contact details, the property address and its condition) plus standard website analytics.
  • We use it to evaluate the property, make you a written cash offer, and follow up. That's the whole point of the site.
  • We do not sell your personal information, and we never share your mobile number or texting consent with anyone for their marketing.
  • You can stop texts by replying STOP, unsubscribe from email with one click, and ask us to correct or delete your information at any time.

1. Who we are

Anchorage Buys Homes ("we", "us", "our") is a private real estate investment company that buys houses directly from homeowners in the Municipality of Anchorage and the Matanuska-Susitna Borough, Alaska. We are the buyer in every transaction; we are not a licensed real estate brokerage, and we do not represent sellers or list properties.

We operate as a service-area business without a public storefront. This policy covers information collected through anchoragebuyshomes.com, through the offer form on this site, and in the calls, texts, emails and walkthroughs that follow a form submission.

2. What we collect

Information you give us

When you request a cash offer, we ask for the details we need to evaluate the property and reach you. Depending on the form, that can include:

  • Your name, email address and mobile or landline number
  • The address of the property you want to sell, and whether you are the owner, an heir, an executor or another interested party
  • Details about the property: type, condition, occupancy, needed repairs, how quickly you want to sell, and any situation you choose to describe (for example probate, foreclosure, relocation or tenants)
  • Anything you tell us in later calls, texts or emails, including your preferred closing date and any documents you send us, such as a deed, mortgage statement or letters of administration

Information collected during a walkthrough

If we visit the property, we take photos and notes of its condition so we can price an accurate offer. Those photos are for our internal evaluation and are not published.

Information collected automatically

Like most websites, this site records technical information when you visit: your IP address, approximate location derived from it, browser and device type, the pages you view, how you arrived (for example a search engine or an ad), and the date and time of your visit. See Cookies and analytics for how that is collected.

What we do not collect

We do not ask for your Social Security number, bank account details or government ID on this website. If a transaction proceeds, the title company or closing attorney will collect what it needs for closing under its own privacy policy.

3. How we use it

We use the information described above to:

  • Evaluate the property, research comparable sales, and prepare a written cash offer
  • Contact you about your request, schedule a walkthrough, and answer your questions
  • Follow up if you haven't decided yet, and let you know if we can improve an offer
  • Complete a purchase if you accept: preparing the purchase agreement, coordinating with the title company, and closing
  • Keep records of our offers and purchases as required by law and for our own accounting
  • Understand how people use the site so we can improve it, and measure whether our advertising works
  • Detect fraud, protect our rights, and comply with legal obligations

We do not use your information to make automated decisions that have legal effects on you. Every offer is reviewed and written by a person.

4. Texts, calls and email

When you submit the offer form and provide a phone number, you agree that we may call or text you at that number about your request, including with automated or pre-recorded messages if the form says so. Message and data rates may apply, and message frequency varies depending on where you are in the process. Consent to receive texts is not a condition of receiving an offer; you can ask us to contact you by email or phone only.

To stop text messages, reply STOP to any message. To get help, reply HELP. Every marketing email we send includes an unsubscribe link. We will still send you transactional messages you need, such as a copy of an offer you requested or closing details for a purchase in progress.

Your mobile information stays with us. No mobile information, phone numbers or text-messaging opt-in data will be shared with third parties or affiliates for their marketing or promotional purposes. Sharing with the service providers who send messages on our behalf, described in the next section, is the only exception.

5. Who we share it with

We do not sell your personal information, and we do not rent or trade lead lists. We share information only in these situations:

  • Service providers that run our business. The offer form on this site is hosted by LeadConnector (HighLevel), which also stores our customer records and sends our emails and texts. We also use website hosting, analytics and advertising-measurement providers. These companies process your information only to provide services to us.
  • People involved in your transaction. If you accept an offer, we share what is needed with the licensed Alaska title company or closing attorney, and with your lender or lien holders to obtain payoff figures. If you ask us to, we will also work with your attorney, personal representative or agent.
  • Funding partners. On some purchases we work with private lenders or investment partners. If we need to share property details with them to fund a specific purchase, we share the property information, not your contact details, unless you agree otherwise.
  • Legal reasons. If required by law, subpoena or court order, or to protect our rights, property or safety or those of others.
  • Business changes. If our company is sold or merged, customer records may transfer to the new owner under this policy.

We may share aggregated or de-identified information, such as how many offers we made in a given month, that cannot reasonably be linked to you.

6. Cookies and analytics

This site uses cookies and similar technologies for three purposes:

  • Making the site work. The embedded offer form uses cookies to keep the form functioning and to remember what you've typed if the page reloads.
  • Analytics. We may use tools such as Google Analytics to understand which pages people visit, how long they stay, and where visitors come from. This information is reported to us in aggregate.
  • Advertising measurement. If we run ads on Google, Meta or similar platforms, we may use their pixels or tags to measure whether an ad led to a form submission. These platforms may set their own cookies, governed by their privacy policies.

You can block or delete cookies in your browser settings; the site will still work, though the offer form may need to be reloaded. Because there is no common industry standard, this site does not currently respond to browser "Do Not Track" signals. Where a browser sends a recognized opt-out preference signal, such as Global Privacy Control, we treat it as a request to opt out of targeted advertising.

7. How long we keep it

We keep offer requests and related communications for as long as we need them to work with you, and then for a reasonable period afterward in case you come back, typically up to three years after our last contact. If you sell us a property, we keep transaction records for as long as Alaska and federal law require for real estate and tax purposes, which is generally at least seven years. Website analytics data is retained according to the settings of the analytics provider, usually 14 to 26 months.

You can ask us to delete your information sooner; see Your choices and rights.

8. How we protect it

Our website is served over HTTPS, and the form data you submit is transmitted encrypted. Customer records are stored in systems that require login credentials and multi-factor authentication, and access is limited to the people who need it to evaluate and buy properties. No method of transmission or storage is completely secure, so we cannot guarantee absolute security, but we take reasonable steps to protect your information.

If we learn of a breach that exposes your personal information, we will notify you as required by the Alaska Personal Information Protection Act (AS 45.48) and any other applicable law.

9. Your choices and rights

Regardless of where you live, you can ask us to:

  • Tell you what personal information we hold about you
  • Correct information that is inaccurate or out of date
  • Delete your information, subject to records we are legally required to keep
  • Stop contacting you for marketing purposes
  • Opt out of targeted advertising based on your activity on our site

To make a request, contact us using the details in How to contact us and tell us what you'd like done. We will confirm your identity by matching the request to the contact details on file, respond within 45 days, and will not treat you differently for exercising these rights.

Alaska does not currently have a comprehensive consumer privacy statute. If you are contacting us from a state that does, such as California, Colorado, Connecticut, Virginia, Texas, Oregon or others, you may have additional rights under that state's law, including the right to appeal a decision we make about your request. We honor those rights for residents of those states. We do not sell personal information or share it for cross-context behavioral advertising as those terms are defined under California law.

10. Children

This site is for adults who own or are responsible for real property. It is not directed to anyone under 18, and we do not knowingly collect personal information from children. If you believe a child has submitted information to us, contact us and we will delete it.

11. Third-party sites

This site may link to other websites, such as county assessor records or a title company's site. We don't control those sites and this policy does not apply to them. Read their privacy policies before providing information.

12. Changes to this policy

We may update this policy as our practices or the law change. The effective date at the top of the page shows when it was last revised. If a change materially affects how we use information you've already given us, we will let you know by email or by a notice on this site before the change takes effect.
