How selling a Chugiak–Eagle River house to us works

Four steps, no listing, no lender, no inspection contingency. Most sellers here go from the first message to money wired in two to three weeks, and the whole thing closes at a title company in the Anchorage Recording District.

  1. Send us the address

Tell us where the house is and a few basics: on-site well and septic or public water, what heats it, and anything you already know is wrong with it. Nothing you say costs you money later — we would rather hear about the failed drain field now than find it on the walkthrough.

  2. We come up the Glenn and walk it

Usually within a day or two, and we come to you whether the house is off Eagle River Loop, up Hiland Road, on North Birchwood Loop or out past Thunderbird Falls. One walkthrough, roughly thirty minutes, no staging and no cleaning. If you live Outside or you're deployed, we walk it by video instead.

  3. You get a written offer in 24 hours

The offer arrives in writing with the numbers shown: what we think the house is worth repaired, what the repairs cost, and what's left. Take it to your agent, your attorney or your family. There is no deadline pressure and no obligation to accept.

  4. Close on the date you pick

Sign at a local Alaska title company and the funds are wired to you. Seven days if you need out fast, or ninety if you're waiting on PCS orders, a school year or a place in the Valley. Need a few weeks in the house after closing? We do that regularly.

Where we buy houses in Eagle River and Chugiak

Chugiak–Eagle River sits inside the Municipality of Anchorage, about twelve to twenty miles up the Glenn Highway from downtown, so your taxes, permits and on-site septic records all run through the Municipality even though the neighborhood feels nothing like the Anchorage bowl. We buy single-family homes, condos and townhomes, duplexes and fourplexes, cabins, and manufactured homes on owned land across both ZIP codes — 99577 and 99567.

We also buy in Eklutna and along the highway toward the Knik River bridge, and we regularly buy acreage parcels with a shop, an unfinished owner-build or a cabin on them.

The five things that kill a sale up here

Eagle River and Chugiak homes fall out of escrow for reasons that barely exist in Midtown. Every one of these stops a financed buyer cold. None of them stops us, because we don't use a lender, an appraiser or an inspection contingency.

The well and the septic system

Most of Chugiak–Eagle River is on a private well and an on-site septic system. Before a financed sale closes in the Municipality, lenders and title companies typically want a Health Authority Approval, which means a passing water sample and an adequacy test on the septic. A high arsenic or nitrate result, a tired drain field, or soils and a lot size that force an engineered system can add tens of thousands of dollars and months of thaw-dependent scheduling.

What we do: we buy without asking you to produce an HAA, pay for a septic replacement, or wait for ground to thaw. We price the risk into the offer and take it on ourselves.

Unrepaired 2018 earthquake damage

The November 2018 quake hit Eagle River and Chugiak harder than most of the bowl. Plenty of homes still have foundation cracks, a racked chimney, sheared well casing, or repairs that were done fast, done cash, and never permitted. That shows up on an inspection report years later and either kills the appraisal or triggers a demand for engineering letters the seller has to fund.

What we do: we look at it, price it, and buy it. No engineering letter, no repair credit negotiation, no second inspection.

Wind, snow load and ice dams

The winds that come down the valley and across Birchwood strip shingles and metal panels most winters, and the snow load up Hiland Road and Eagle River Road is nothing like the load at sea level. A roof at the end of its life, ice dam damage in the eaves, or water staining down an interior wall makes retail buyers walk and can make insurance binding difficult before closing.

What we do: a bad roof is a line item in our offer, not a reason to cancel. We buy with tarps still on it.

Heating oil tanks and old boilers

Older Chugiak, Birchwood and Peters Creek homes often run on an oil-fired boiler or a Toyo, with a tank that may be buried, weeping at the seams, or long past its service life. A suspected leak turns into a soil question, and a soil question turns into a lender saying no on a property that was otherwise fine.

What we do: we deal with the tank after closing. You don't have to test it, pump it, or dig it up to sell to us.

Roads, access and acreage

Half the value questions out here come down to access. Private roads and limited road service area maintenance, a shared driveway agreement nobody can find, a quarter-mile gravel approach that a plow truck won't touch in February, unmaintained winter access to a cabin, or a parcel with a big shop and no comparable sales nearby — all of it makes appraisers nervous and retail buyers slow.

What we do: we've driven these roads in every month of the year and we buy properties an appraiser can't easily comp.

Timing you don't control

PCS orders out of JBER with a report date. A Slope rotation that ends. A probate opened in Superior Court at Anchorage where the personal representative lives in Texas. A recorded notice of default with a trustee's sale date already set — Alaska deed of trust foreclosures are non-judicial and move faster than most people expect. Listing takes as long as it takes; your deadline doesn't move.

What we do: we close to your date, including a same-week close if the calendar has already run out on you.

How your offer is actually built

There is no secret formula and no algorithm. We estimate what the house is worth once it's fixed, subtract what fixing it costs at Eagle River labor and material prices, subtract our cost to carry and resell it, and the rest is your offer.

Repaired value in your neighborhood$450,000
Repairs: septic, roof, interior− $55,000
Our holding, closing and resale costs− $58,000
Your cash offer$337,000

Three things move that number more than anything else in Eagle River and Chugiak: the condition of the septic system, the age of the roof, and access. A house on public water and sewer with a five-year-old roof gets a very different offer from an identical house on a failing drain field at the top of a gravel hill.

You'll see all of it written down. If we're wrong about a repair, tell us and show us — we adjust. And if the math says listing would put more money in your pocket, we say that out loud instead of talking you into a sale.

Numbers above are an illustration of the method, not a quote, an appraisal or a market claim about any specific street.

Selling to us vs. listing in Eagle River

Listing on the market usually produces a higher gross price. A cash sale produces certainty, speed, and no out-of-pocket spend. Here is the honest side-by-side for a Chugiak–Eagle River property.

When you should not sell to a cash buyer

We would rather lose the deal than take advantage of a neighbor. Listing on the market is very likely the better move if most of these are true:

  • The house is updated and would show well with light cleaning
  • It's on public water and sewer, or you have a current HAA in hand
  • The roof, heat and foundation are all sound
  • You have sixty to ninety days of flexibility and no hard deadline
  • You're selling between May and August, when buyer traffic peaks here
  • Net proceeds matter more to you than speed and certainty

We're twenty minutes away, not a national call center

We buy in the Municipality of Anchorage and the Mat-Su, and we know the difference between a Fire Lake condo and a five-acre parcel off Beach Lake Road. We know what a drain field replacement costs on this side of the mountain, what a metal roof runs when the crew has to work in October, and why a house up Hiland Road prices differently than the same square footage on Eagle River Loop.

We buy year-round, we close through licensed Alaska title companies, and we never pressure anyone. Even if you decide not to sell, you leave the conversation with a real number to plan around.

Questions Eagle River and Chugiak sellers ask

Do you buy houses in Eagle River with a well and septic system?

Yes. Most of the homes we look at in Eagle River and Chugiak are on a private well and an on-site septic system, and we buy them without asking you to fix, pump, replace or certify anything first. If the drain field has already failed, tell us — it changes the number, not the answer.

Do I need a Health Authority Approval to sell my house to you?

No. A Health Authority Approval is something lenders and title companies typically require before a financed sale of a well-and-septic property closes in the Municipality of Anchorage. Because we pay cash and use no lender, we do not require you to obtain one, pay for the testing, or wait for the ground to thaw to schedule it.

How fast can you close on a house in Chugiak?

As little as seven days from accepted offer, assuming clear title. If you need longer, you set the date — thirty, sixty or ninety days all work, and you can usually stay in the house for a short period after closing if your next move isn't ready.

Will you buy a house with unrepaired earthquake damage?

Yes. Foundation cracks, chimney damage, racked framing and repairs that were never permitted after the 2018 earthquake are common in Chugiak–Eagle River and are one of the main reasons homes here fall out of escrow with financed buyers. We buy them as-is and handle the engineering and repairs ourselves after closing.

Do you buy in the winter, and can you get to my house?

Yes, we buy every month of the year, and winter is often when it makes the most sense to sell here because listing traffic thins out from October through April. Snow, ice, an unplowed private road or a steep driveway don't change our offer or our timeline. If we can't drive in, we walk in.

What areas and ZIP codes do you cover?

We buy throughout Chugiak–Eagle River, which covers ZIP codes 99577 and 99567: Eagle River town center, Eagle River Valley, Hiland Road and South Fork, Eagle River Heights, Meadow Creek, Ptarmigan Valley, Powder Ridge, Eaglewood, Fire Lake, North Eagle River, Chugiak, Birchwood, Peters Creek, Mirror Lake, Beach Lake and Eklutna. We also buy elsewhere in the Municipality of Anchorage and across the Mat-Su Valley.

Can you buy an inherited house that's in probate?

Yes, and it's one of the most common calls we get from families managing an Eagle River or Chugiak house from Outside. Probate for this area runs through the Alaska Superior Court in Anchorage, and once a personal representative is appointed with authority to sell, we can move. We'll work directly with your attorney and the title company, and we're comfortable waiting for the paperwork to clear.

What if I'm behind on payments or already in foreclosure?

Call early. Alaska deed of trust foreclosures are usually non-judicial, which means the timeline from a recorded notice of default to a trustee's sale can move quickly and there is no redemption period afterward. If a sale date is already set, tell us the date first — that determines whether a sale is still possible. This isn't legal advice; a real estate attorney should look at your specific situation.

I'm PCSing out of JBER. Can you close around my report date?

Yes. Eagle River is where a lot of JBER families live, and we build closings around orders all the time, including video walkthroughs and remote signing if you've already left the state. If your report date moves, the closing date moves with it.

Do you buy rentals with tenants still in them?

Yes. We buy occupied duplexes, fourplexes and single-family rentals in Eagle River and Chugiak without asking you to evict anyone or wait out a lease. Send us the lease terms and the current rent along with the address.

Do you buy cabins, acreage, shops or unfinished builds?

Yes. Owner-builds that were never finished, cabins without conventional water and wastewater, big shops with no comparable sales, and parcels with seasonal or shared access are all difficult to finance, which is exactly why cash makes sense. We look at each one individually.

Are there fees, and am I obligated to accept?

There are no commissions, no service fees and no closing costs charged to you, and requesting an offer is free with no obligation. The number you accept is what you receive at closing, less any mortgage, liens or unpaid taxes paid off through the title company. Plenty of homeowners use our offer purely as a benchmark before deciding to list.

Find out what your Eagle River house is worth in cash

Takes about two minutes. Someone local follows up the same business day, Alaska time — and if listing is the better move for you, we'll tell you that instead.
